Property Overview

Greensboro Station consists of a three building, Class A office complex totaling approximately 640,000 square feet on 3.4 acres in the heart of Tysons Corner. The property is at the front door of the Tysons Central/Greensboro Metro Station and is conveniently located along Leesburg Pike/Route 7, a high visibility thoroughfare with a total of four lanes providing rapid access to the Dulles Toll Road, I-66 and I-495. The property is part of Solutions Plaza, an 18.3 acre site with planned development of approximately 3.2 million square feet of additional mixed-use space (including office, retail, residential and hospitality uses) that will be delivered over the next several years.

Investment Strategy

In July 2013, Meridian acquired the fee simple interest in the existing Greensboro Station office towers, and a contract option to acquire the balance of the 18.3 acre, 3.2 million square foot development site. Meridian intends to reposition the property into a high-quality, Class A office complex with a new entrance and plaza connected to the adjacent Metro station along with high ceilings, a state-of-the-art conference center, and an on-site cafeteria to provide one of the most desirable value propositions for potential tenants in the Tysons Corner submarket.
